Guest Agreement

This Guest Agreement applies to all bookings made with Down Home Farm Inc. (“Down Home Farm”).

This Agreement is organized into three sections:

  1. General — applies to all guests
  2. Stays — applies to Stay guests
  3. Captures — applies to Capture guests

Before confirming your booking, we kindly ask that you review the terms below so expectations are clear.

Section 1 applies to every booking, with Sections 2 and/or 3 applying based on the type of booking confirmed.

By confirming your booking, you acknowledge that you have read and agree to this Guest Agreement.

1. General

Terms that apply to all guests of Down Home Farm.

Private Property & Use

Down Home Farm is privately owned land operated by Down Home Farm Inc. Entry is permitted only to those with a confirmed Stay or Capture booking. Only one booking party is permitted on the property at a time. Access is restricted to the booking party. Additional visitors require prior approval from Down Home Farm Inc.

Location Privacy

Down Home Farm is intentionally private. To help preserve the quiet, undisturbed nature of the property, guests agree not to publicly share, tag, or disclose the exact location of the property (including map pins or precise directions) on social media or other public platforms. General references to the area (e.g., near Starbuck, Manitoba) are always welcome.

Arrival & Access

Confirmed guests will receive directions from a nearby anchor point, prior to arrival. Directions are provided for booking guests only. The property gate will be unlocked shortly before the scheduled start time of a Stay or Capture, and when included in a booking, the Airstream will be unlocked prior to arrival. Guests must notify Down Home Farm Inc. by text upon departure.

Weather, Road + Access *

Weather and road conditions may affect how you access the property.

When rain results in sticky or muddy road conditions, guests may be directed to a designated gravel parking area and transported to and from the property by side-by-side utility vehicle. If weather or road conditions make it impractical to reasonably accommodate your Stay or Capture, Down Home Farm Inc. reserves the right to reschedule the booking. As much notice as reasonably possible will be provided. In these cases, bookings will be rescheduled within the current season, based on availability. Refunds will only be issued if no dates remain within the season.

Rural Conditions

Down Home Farm is active prairie land, and uneven terrain, long grass, woodland, insects, wildlife, river frontage, and seasonal agricultural activity may be present. Conditions may change without notice, and guests acknowledge and accept the inherent variability of a rural environment.

On-Site Presence

Down Home Farm Inc. does not maintain an on-site presence during guest bookings. Assistance is available by text or phone during reasonable hours. Down Home Farm Inc. reserves the right to enter the property during a booking for operational, safety, or property-related purposes.

Security Camera

An exterior security camera is in use on the property for safety and property protection. The camera is positioned at the entry and exit point and does not monitor private guest areas.

Fire Use & Prohibited Activities

Hunting, trapping, and the discharge of firearms are strictly prohibited on the property. Fires are permitted only in designated areas and must comply with all applicable fire restrictions and burn bans. Fires must never be left unattended and must be fully extinguished before departure. Firewood is provided in a set quantity for use in designated fire areas, and additional firewood is available for purchase. Cutting, collecting, or altering trees, shrubs, or natural vegetation is not permitted. Fireworks or explosives of any kind are strictly prohibited.

River Access

The La Salle River borders the property. Water levels, currents, dock conditions, and ground conditions near the river may change without notice. There are no lifeguards on site. Guests assume responsibility for any use of the dock and any access to or interaction with the river. Travel on the river may extend beyond Down Home Farm property boundaries. Swimming from the property riverbank is not permitted.

Pet-Friendly (Dogs)

Down Home Farm is dog-friendly for both Stays and Captures, with a maximum of two (2) dogs per booking. Dogs must remain supervised at all times and never left unattended. Guests acknowledge that Down Home Farm is an unfenced rural property with open land, natural areas, and river access. Dogs must remain under the owner’s control at all times. Down Home Farm Inc. is not responsible for dogs that wander, become lost, or are injured during a visit.

Conduct & Care

Guests must ensure that noise and activity remain reasonable at all times and do not carry beyond the property. Guests are expected to leave the property and its features in the condition in which they were found. All garbage must be removed or placed in designated receptacles. Natural elements, agricultural areas, and surrounding land must not be altered, disturbed, or left with waste.

Drones

The use of drones on the property is not permitted unless prior approval has been granted.

Damage & Additional Charges

Guests are responsible for any damage, loss, excessive cleaning, or misuse of the property and its features. By booking, you authorize Down Home Farm Inc. to charge the payment method on file for any related costs.

Emergency Services

Down Home Farm is located in a rural area where emergency response times may be longer than in urban settings and access may be affected by weather or road conditions. In an emergency, guests must call 911.

Liability Waiver

The Guest acknowledges that rental and use of the property is undertaken entirely at the Guest’s own risk. The Guest hereby waives and releases Down Home Farm Inc. from any claim the Guest may have against Down Home Farm Inc. pertaining to the Guest’s use of the property for any reason whatsoever, including without limitation any injury to the Guest or any other person occupying the property and any injury to or damage of the Guest’s personal property while on the premises.

In the event that Down Home Farm Inc. suffers damage or injury to any property of Down Home Farm Inc. due to the Guest’s use of the property, the Guest agrees to indemnify and hold harmless Down Home Farm Inc. for all costs and expenses associated with such damage or injury, including any legal fees incurred on a solicitor-and-client basis.

2. Stays

Additional terms that apply to overnight Stays.

Occupancy & Age Limits

Stays are limited to two adults (18+), with a maximum of two dogs.

Check-In & Check-Out

Check-in is anytime after 4PM. Check-out is by 11AM. Early arrival or late departure may be available— just reach out in advance.

Payments, Cancellations + Rescheduling

Full payment is required at the time of booking to secure your Stay.

If weather doesn’t cooperate, we’ll reschedule your Stay.

Cancellations made 14 or more days prior to arrival are eligible for a full refund, less a $40 administration fee.

Cancellations made less than 14 days prior to arrival are non-refundable.

One guest-requested reschedule may be accommodated if requested 14 or more days prior to arrival, subject to availability.

Minimum Stay Requirements

Weekends are a two-night minimum, while weekdays are more flexible, with single-night Stays available.

Seasonal Availability

Overnight Stays are typically offered June through October. Availability in May or November may be possible depending on weather and site conditions. Stays are not offered December through April at this time.

Bathroom Facilities

The Airstream does not contain an indoor bathroom. Bathroom facilities are located outdoors and include a seasonal solar-heated open-air shower and outdoor loo, which are part of the Stay experience. Water temperature may become very hot; guests must test water before use. Guests accept responsibility for their use of these outdoor facilities.

Pet-Friendly (Dogs During Stays)

During Stays, dogs must be appropriate for the size of the Airstream accommodation and must not be left unattended inside. Dogs are not permitted on the couch or chair, and we ask that they sleep on the provided dog bed rather than the king-size bed. That said, we do have a soft spot for dogs that sleep with their people — if you remove the bedding (leaving the mattress protector in place) and store it in the plastic bags provided before making the bed with your own linens, we’re comfortable with that.

Dog Cleaning Fee

Stays that include dogs incur a dog cleaning fee of $40 as outlined at the time of booking. This fee covers additional cleaning related to pet presence.

Use of the Airstream & Property Features

The Airstream and all property features must be used only for their intended purpose. Guests must leave the Airstream and surrounding area in the same condition as upon arrival, aside from normal use.

Smoking, Vaping & Cannabis

Smoking, vaping, or cannabis use is strictly prohibited inside the Airstream. Ashtrays are provided on the outdoor tables and deck; all smoking materials must be fully extinguished and disposed of in these ashtrays. Evidence of indoor smoking will result in additional cleaning and remediation charges.

3. Captures

Additional terms that apply to photography Captures.

Booking + Responsibility + Credit

Capture bookings must be made by the photographer. The booking individual is responsible for all attendees and for ensuring compliance with the Guest Agreement.

When images are shared publicly, credit to Down Home Farm is sincerely appreciated through tagging @thedownhomefarm or referencing downhomefarm.ca where suitable.

Down Home Farm may request permission from individuals being photographed to share select images for website or social media use. Images will only ever be shared with approval. Photographer credit will always be included when images are shared, and individuals may also be tagged upon request.

Is this a public location?

No — sessions take place by booking appointment only. Down Home Farm is private property with no public access or foot traffic. When your session is scheduled, the land is reserved exclusively for your group, offering privacy and space without interruption.

Maximum Group Size

Capture bookings are limited to a maximum of eight (8) individuals, including photographer and any assistants.

Booking Window

All setup, photography, and departure must occur within the approved booking window. Bookings are reserved in 2-hr or 4-hr blocks as confirmed at the time of booking.

Property Use & Boundaries

Captures may take place throughout areas of the property. Agricultural land may not be entered beyond outer field edges without prior approval.

Airstream Access

The exterior of the Airstream may be photographed during a Capture. The interior remains locked and is accessible only if booked as a confirmed add-on.

Capture + Stay Add-On

A Stay is not included with a Capture booking. If desired, a Stay may be booked separately, based on availability. All standard Stay terms apply.

Care of the Property

All equipment, props, and personal items must be removed at the conclusion of the booking. The property must be left in the condition it was found.
